This lovely 4-bedroom family home in Oxhey had been on the market for several months with little or no interest. Feedback from viewers was consistent — the upstairs “felt small” and the main lounge “looked dated.”
In reality, the property was immaculately clean and beautifully maintained but it lacked warmth and lifestyle appeal. Some rooms were being used for storage — one as book rooms and another as a hobby/music space — meaning only two bedrooms actually looked like bedrooms. Bathrooms also felt a little too clinical and bare and the lounge’s dated cream sofas against orange wallpaper made it difficult for buyers to imagine themselves living there.

After an initial consultation, I provided a detailed staging report and action plan, outlining a clear strategy to prepare the property for a successful relaunch. We worked to a defined timeline, aligning everything with the new agent’s listing date.
Following my recommendations, the homeowners took care of the preparation — storing away personal items, decluttering, and removing the dated cream sofas from the main lounge.
From there, we hired additional furniture and staging accessories, which I installed and styled in time for the marketing launch. This included:
