How Long Should I Stage My Property For?
One of the most common questions we get asked at Crystal Property Staging is:
“How long should I stage my property for?”
It’s a great question, and the honest answer is that the right staging period depends on several factors – including the local property market, the price point of the home and how quickly offers are expected.
However, there are a few key things every seller should understand before deciding on a staging timeline.
Why Most Staging Companies Offer Flexible Contracts
Most professional home staging companies offer contracts starting from around six weeks, with options to extend if needed.
At Crystal Property Staging, we’ve structured our staging packages around what we’ve seen work best in the real world:
- 8 Weeks – A shorter staging period for properties expected to sell super quick
- 12 Weeks – Our standard staging duration and the most popular option
- 20 Weeks – Our VIP package, which includes our Sales Guarantee
These timeframes reflect how long most properties realistically need to remain staged during the marketing and sale process.
But there’s an important detail that many sellers overlook…
The Offer Isn’t the Finish Line
Staging helps properties attract attention online, create strong first impressions during viewings, and often generate offers very quickly.
That’s fantastic.
But receiving an offer is not the same as completing the sale.
After an offer is accepted, the transaction still needs to pass several key stages:
- Mortgage valuation
- Survey inspections
- Mortgage approval
- Buyer affordability checks
- Legal conveyancing
It’s during this period that problems can sometimes arise.
In fact, worryingly around one in three property sales fall through before exchange of contracts in the UK.
Why De-Staging Too Early Can Be Risky
Because staging often works so well at generating early interest some sellers are tempted to remove the furniture as soon as they receive an offer.
This can be risky.
If the sale falls through after the property has been de-staged the home goes straight back onto the market as an empty property — losing the visual impact that originally helped it attract buyers.
Unfortunately, we’ve seen this happen ourselves. In one case we removed the staging furniture after an offer had been accepted… only for the sale to collapse the very next day.
The property then had to go back to market without the advantage of staging.
Why Staying Staged Until the Sale Is Secure Matters
Some sellers choose the safer approach and keep their property staged right through to exchange of contracts.
While this might feel cautious it can actually protect the sale process.
If anything unexpected happens — a valuation issue, a survey concern or a buyer pulling out — the property is still presentation-ready and can immediately attract new buyers.
You avoid going back to square one.
The Hidden Cost of Shorter Staging Contracts
At first glance a shorter staging contract might seem like the cheaper option.
However, if the sale takes longer than expected or falls through during the legal process you may end up needing to re-stage the property again which can be more costly and disruptive.
Choosing the right staging duration from the start can provide peace of mind and keep your property looking its best throughout the entire selling process.
Our Advice to Sellers
Every property is different but our general guidance is simple:
- 8 weeks works well when demand is strong and the property is competitively priced
- 12 weeks gives most sellers the ideal balance of marketing time and security
- 20 weeks offers maximum peace of mind, particularly for higher-value properties or slower markets
The key is ensuring your home remains beautifully presented for as long as it needs to be.
After all, staging isn’t just about getting attention — it’s about supporting the entire journey from listing to completion.
